Cockroach Treatment

The species decides everything, so we settle it before quoting. German cockroaches are small, tan, with two dark stripes behind the head, and they live indoors year-round — under dishwashers, behind refrigerator motors, inside the lip of a sink cabinet, in the seam of a microwave. They arrive in cardboard, used appliances, and grocery bags, which is why we see them in newer Short Pump and Twin Hickory kitchens as often as anywhere else. American cockroaches are the big reddish-brown ones people in Varina and Lakeside call water bugs; those breed in crawlspaces, storm drains, and mulch beds, then come up through a gap around a pipe or a dryer vent. If you're seeing one or two large roaches a week in a first-floor bathroom, that is almost always a crawlspace and exclusion problem, not a kitchen problem. If you turn on the kitchen light at 11pm and small roaches scatter, that is a breeding population inside your cabinetry and it will not fix itself.

Henrico's housing stock shapes the work. The 1950s and '60s homes around Lakeside, Laurel, and parts of Highland Springs and Sandston sit on vented crawlspaces with plumbing chases that were never sealed, and that's the highway American roaches use. We check the sill, the vents, the water-heater closet, and where the main line enters — sealing the entry point matters more than the spray on those jobs. In older duplexes and rental units near Sandston and around the Richmond International Airport corridor, German roaches move through shared walls and plumbing walls, so treating one unit while the neighbor goes untreated buys a few quiet weeks and nothing more. We'll tell you that up front rather than take money for a job that can't hold. Landlords with units in Highland Springs or Glen Allen usually get better value from a per-unit sweep of the affected stack than from a single spot treatment.

One-time versus ongoing, plainly. A one-time treatment plus one scheduled follow-up is the right call for a fresh German roach introduction caught early, or for an American roach issue where the real fix is exclusion at the crawlspace. Ongoing protection makes sense when you have a chronic source you can't remove — a shared wall in an Innsbrook-area apartment, a busy kitchen, an unfinished crawl that stays damp, or a rental you don't live in and can't monitor. You are never required to sign into a quarterly plan to get treated once. When a previous treatment failed and the roaches came back in three weeks, it was usually one of two things: only adults got killed while the egg capsules hatched on schedule, or the harborage — that motor housing, that cabinet void — was never opened and treated.

Prep and re-entry, so nothing surprises you. Before a kitchen treatment, clear the sink cabinet and the counters and pull food off exposed shelves. Gel bait and growth regulator go into cracks, voids, and hinge areas, not open surfaces, and kitchens are typically usable again within a couple of hours once placements are dry.
